How do I get started? |

First,
you need to set a realistic budget on what you what to spend to
complete the project. . You also need to have a idea of what you
are looking for. Do you want to build a 3 bedroom colonial, a 4
bedroom ranch, or a family room addition. You will need to know
approx. what size the project is going to be. We can then work
with you to develop a final plan and a budget for your new home or
home remodel.

I don’t have any plans for my project, what should I do? |

Once
you have decided what exactly you would like to build, we can work
with you to develop plans. We can use our Computer Aided Drafting
(CAD) program to draw the needed plans to obtain the needed
building permits for your
home remodeling. We can also make
the needed changes to plans that you may have found in a plan
magazine. Change the size, layout, whatever changes you may
desire.

How much can I expect to pay for a set of house plans? |

There
are books at the local Home Centers that have house plans that can
be purchased for as little as $3- 400. Custom plans usually run
anywhere from $800 for a small addition, to $1,000 to several
thousand dollars to design a custom home, again dependant on the
style, size and complexity of the house

I have my plans, what happens next? |

A site
plan, along with the house plans, a copy of the builder’s
licenses, the builder’s insurance certificate, a Mass Check Energy
Audit, and the Building Permit Application are submitted to the
local Building Department for approval.

How much will it cost to build? |

There
are no set costs to build a home or addition. A comprehensive
budget will be established after plans are completed. This budget
is made from input from you, the homeowner, from the selections
you have made in regards to the quantity and quality of the
materials to be used in your building or
home remodeling project. These
selections may include windows and doors, floor covering,
cabinetry, and bathroom fixtures to name a few.

Who takes out the Building Permit? |

We as
your
remodeling contractor will take
out all the needed Building Permits from your local town. We have
all the needed insurances, and licenses to get the needed permits.

How long does it take to have the permit granted? |

The
average time to have the permit granted is usually about 3 weeks.
The State law gives the local Building Official 30 days to grant
the permit.

Do I have to sign a contract? |

The
remodeling contractor will sign a
detailed Construction Contract with you, listing exactly what work
is being done, exactly what materials are to be used, and what the
price and payment schedule will be.

How long does it take to build my house? |
| |
Once
the permit is obtained from the town, it usually takes 3-4 months
to build an average home. It depends on the complexity, style, and
size of your home. A smaller house can be built in 3 months, and
larger, more complex home could take up to a year to complete.

Are there any inspections made by the local Building
Officials? |
| |
Yes
there are. There are many different inspections made during the
construction of your home or addition. The local town inspectors
will visit the site and inspect the construction project many
times during the time the project is being built. The foundation,
the wood framing, the electrical, plumbing, heating systems, are
all inspected during the construction, and again upon completion,
to make sure that they are in compliance of the local Building
Codes. The contractor will call and arrange for these inspections
to be done.

Can I make the selections of the materials that our home
will be built with? |

Absolutely, we will work with you during the building process, and
help you select the colors and materials that you would like to
have in your home. We work with well-established local suppliers
that have samples of different cabinets, floor coverings, etc. for
you to choose from. You get to select everything that goes into
your new home, from roofing to light fixtures.

How are payments made to the builder? |

The
Construction Contract will have a payment schedule. The schedule
lists the amount of payment due, and at what point during
construction that they are due. At that point, the contractor is
paid the amount due in the contract.

Do you warranty the work that you do? |
| |
We
warranty all of the work we do in writing for a period of 1 year.
Should you happen to have a problem with a component of your home,
upon written notification, we will respond as soon as possible to
correct any problem that you may have.
